One of our clients is NTT International Corporation and currently acting as Intelligent Building Consultant, for United Engineers Ltd in Singapore on the construction of UE Square Intelligent City, to whom we have contracted to provide consultancy to the team.
UE Square comprises of a two wing, eighteen storey office block, a shopping podium block with service apartments above and two blocks of residential apartments.
All M & E core services are provided such as Chiller Plant Room, Building Management System Control, PABX, Electrical HT & LT Rooms and the Communications Control Centre (MIS). Underground in a three level basement is car parking facilities for some 900 cars.
The complex is installed with proximity card access control to restricted areas together with over 100 surviellance cameras interlinked to programmable motion detectors and VCR's providing
full security for tenants whilst allowing total freedom within the public areas. Tenant administration modules can be provided if required.
The office block is installed with Cat 5 structured cable on each floor, meeting industry standards,for the use of the tenants.
A communications riser cupboard at each floor/wing is equipped with 110 punch down blocks which allows any of the structured cable points to be cross connected,connected to hub equipment, or to Cat3 telephony cables in the riser.
Each communications riser cupboard is airconditioned and installed with a backbone hub connected to a fibreoptic backbone rated at 155 Mbits/sec. Additional capacity is provided in the hubhousing for additional hubs together with adequate "dark fibres" in the backbone, for future expansion.
The heart of the backbone data communication system is at the underground MIS room where Powerhubs and an ATM switch is installed and where the fibre optic backbone is terminated.
Total data securiy is maintained by authorised logical address connectivity through the ATM switch.
Also available is an E-Mail facility which can be accessed by any PC (with a web browser)installed by tenants in the offices. Users can then send and retrieve E-Mail messages and files similar to facilities available on the public Internet.
Tenants will be able to use the Personal Handyphone Service which allows staff to remain in contact with each other wherever they are within the complex, via portable phone to portable phone or by traditional wired telephone connected through the PABX.
Each Tenant is provided with a workstation to allow access to facilities such as the BAS system which allows the tenant to control localised aircon etc including demand for "additional out of hours supply".
Already installed waiting to be activated are in excess of 5,000 traditional telephone circuits back to a local public telephone exchange together with significant fibre optic circuits projected to meet most demands into the foreseeable future.
UE Square has been designed with an infrastructure, truly shared tenant orientated, using the latest intelligent building technology and equipment. It is probably the first multi-tenant complex in Singapore to meet most of the objectives of the Singapore Goverment's "IT2000" programme.
